Operating as KEJOR since October 2010, he has inspected over 7,000 buildings for technical handovers as well as failures and defects, such as non-invasive detection of leaks or roof insulation damage caused by martens. He has developed his own proprietary method of thermal imaging inspections to support clients all year round, in various weather conditions – even with very small temperature differences – using additional tools to confirm the initial thermal imaging diagnosis. In other words, you don’t need winter for an inspection 😉 Since 2020 he has also been a trainer – providing courses and mentoring mainly for specialists who want to build their own business based on thermal imaging services.

The cost of an apartment inspection in Kraków depends on the size of the property and the scope of services. As a rule of thumb, it starts at around PLN 800 for a 40 m² apartment. The price is always calculated individually – contact us to get an exact quote. Most inspections are carried out by a two-person team due to time limits set by developers and the wide range of checks involved.

Thanks to our experience, we always start with HIDDEN DEFECTS (thermal imaging camera, moisture meters) related to dampness and leaks that may have been covered up or simply went unnoticed, as well as window/door frame air leakage and installation quality. Then we move on to general construction issues.
During the inspection we check, among others:

  • quality of wall, floor and ceiling finishes according to standards,

  • levels, angles and deviations from building norms,

  • balcony slope,

  • mechanical damage to window sills,

  • ventilation efficiency,

  • storage room and garage/parking space (dimensions, mechanical damage to the floor),

  • correct installation of windows and doors (note: mechanical damage detected after receiving keys is usually not covered by the developer’s warranty),

  • verification of plumbing and electrical installations according to plans provided by the client.

Yes. The protocol must be signed by the buyer, confirming whether defects are reported or not – the responsibility lies with the buyer. An experienced inspector can detect faults that could lead to high repair costs in the future. Clients who use our inspection services often save thousands of zlotys on repairs.
Even a minor defect (e.g. dampness on a wall) discovered a month later can disrupt the entire finishing schedule, causing delays with contractors, carpenters, furniture deliveries etc., which leads to costs, stress, and sometimes even losing your renovation team.
A professional inspection, even if only minor issues are found, provides something very important: PEACE OF MIND – the confidence that you can plan your fit-out without nasty surprises. Moreover, defects identified during the handover are usually repaired quickly by the developer, whereas warranty claims later are often processed much more slowly – and by that time the subcontractors are no longer on site.

On average, an inspection takes 1 to 2 hours depending on the size of the property and the number of defects. Working in a two-person team helps carry out the process more efficiently.

After the inspection we prepare a detailed PDF report with photos and descriptions of all detected defects and deviations from standards. Clients also receive a summary email with our recommendations regarding finishing. Yes. Regardless of the temperature or season, thermal imaging allows us to detect leaks, dampness and air gaps that are invisible to the naked eye.

Yes. We provide a complete list of defects to be entered into the inspection protocol. If a defect is included in the protocol before receiving the keys, the developer is obliged to fix it. After key handover, unfortunately the responsibility often shifts to the owner.

Ideally, as soon as you receive an invitation from the developer – even while you are still in their office (this speeds up scheduling).
It applies both to the main handover with keys and to a preliminary inspection before keys are issued.

In apartments, the most common defects include issues with window panes, window frames, entrance doors, balcony finishing, and – less often than before – uneven walls and floors. In houses, similar issues occur plus problems with foundation waterproofing, local roof leaks, and dampness around chimneys.
